Working for the Grosvenor Estate, Coniston completed the fit-out of Grosvenor Gardens. The project involved the conversion of an existing office / residential block into seven, high end apartments.

Works included the complete strip-out of the existing building followed by a complete refurbishment including a new, comprehensive M&E package and an upgrade to the existing lift. The fit-out included the installation of modular, prefabricated bathroom and toilet pods, new hardwood floors, secondary glazing and a decoration package. All works were required to be completed to the highest standards, in keeping with the specifications of the Grosvenor Estate and their clients.

As a Grade II listed structure, much of the work involved the restoration of original features of the building. The existing ceilings of the building were required to be sympathetically restored back to the original design.

Grosvenor Gardens is located in a busy London thoroughfare, with restricted access and storage facilities. The building is also surrounded by occupied properties on all sides, including the Goring Hotel. This required stringent control measures to be in place, to ensure disruption to the adjacent buildings was minimised.
