Buckhill Lodge Royal Parks, Residential Refurbishment

Value: £180,000
Duration: 17 weeks
Architect: Rider Levett Bucknall
Quantity Surveyor: Rider Levett Bucknall

As one of the Framework Contractors operating under the Royal Parks Better Buildings Framework our first project was the refurbishment of Buckhill Lodge, a detached Victorian style cottage, located in Kensington Gardens.

Buckhill Lodge is a Grade II listed property set within the boundaries of Hyde Park and Kensington Gardens. In order for the Royal Parks to let the property, a full refurbishment project was carried out. The package included some structural alterations with the provision of a new en-suite to the first floor and the conversion of an existing out-house to form a utility room. New floors were laid throughout, and new services provided, including the provision of central heating.

Many of the original features were conserved as part of the refurbishment, whilst ensuring that the property met all of the legislative and regulatory requirements prior to tenants moving in.

Externally, extensive brick cleaning was carried out with brickwork repairs and re-pointing with lime mortar. The joinery to the roof construction (finials and bargeboards) was redecorated, areas of the tiled pitched roof were repaired and the existing flat roof was re-laid.
