Working for Cadogan Estates, we completed the strip-out and refurbishment of No. 45 Pont Street, a Grade II listed building.

The works comprised the alteration and refurbishment of the existing building to form luxury office accommodation over five floors with a gross internal floor area of 1275 m2. Of great importance was the requirement to conserve the interior and exterior historical features of the building, whilst creating a usable, high-end office space.

The project involved a major mechanical and electrical package including stripping-out the existing air handling units situated within a contained plant room on the roof. We further installed two new air handling units. One unit was required to be craned into position within a newly formed plant room on the roof. The second unit was stripped down and rebuilt in position on the lower basement roof.

The building was subject to a quality fit-out, which sought also to restore and repair many of the original features of the building including fibrous plaster ceilings and ornate finishes, and the retention of the original timber flooring following the M&E installation.
