German Embassy, Belgrave Square

A sensitive refurbishment in a live embassy setting

Located on Belgrave Square in central London, the German Embassy is a Grade I listed building of architectural and diplomatic significance. Coniston was appointed to deliver a comprehensive internal refurbishment of residential accommodation and support spaces within the embassy complex.

The works comprised a full internal refurbishment of the residence, upgrading services and accommodation while retaining the character and integrity of the existing building.

Working within operational and security constraints

Delivering the project required a carefully considered approach to both the building and its setting. The embassy remained fully operational next door throughout the works, with shared services and close proximity demanding constant coordination and a clear understanding of operational sensitivities.

The listed status of the building added a further layer of complexity. Interventions needed to balance modern performance requirements with the careful retention and reinstatement of historic fabric, ensuring that new work sat comfortably within the existing structure.

Structural upgrades formed a significant part of the programme, including floor replacements and the introduction of new steel and timber elements. The installation of a new lift required substantial structural alterations, all undertaken within the constraints of an existing heritage building.

Externally, logistics were tightly controlled. Working on the edge of a busy London square, materials were managed through a planned sequence of deliveries, lifted directly from vehicles onto a crash deck to maintain safety and programme certainty.

Alongside this, the nature of the building required heightened security and careful stakeholder management. Regular communication, including weekly updates, ensured that all parties remained aligned and that the works progressed smoothly within a secure environment.

A collaborative, planned and measured delivery

The success of the project was driven by a collaborative relationship with both the client and design team, with a consistent, transparent approach to problem-solving throughout.

Early works focused on the removal of failing plaster ceilings and redundant heating systems concealed within the ceiling voids, allowing the structure and existing conditions to be fully understood before progressing.

This enabled the introduction of new mechanical and electrical services across the building, alongside structural upgrades including floor replacements and the integration of new steel and timber elements.

A new lift was installed within the existing structure, requiring significant coordination to deliver the necessary structural alterations while protecting the surrounding fabric.

New ceilings and mouldings were then reinstated, carefully designed to reflect the original architectural detailing while accommodating modern services. At basement level, a new commercial kitchen and cold storage facilities were introduced as part of the wider upgrade to the residence.

Logistics were tightly managed throughout, with materials lifted directly from delivery vehicles onto a crash deck, ensuring safe and efficient handling within a constrained site.

The completed project provides a refined and functional Ambassador’s Residence, combining modern services and improved accessibility with the retained character of the original building.

The scheme was delivered on programme and within budget, despite the constraints of the site and the complexity of the works.

The quality of the finish reflects the differing requirements across the building, with high-end detailing within the Ambassador’s spaces and a consistent, durable standard across the wider residential accommodation.

Most importantly, the project was met with a high level of client satisfaction, a result of both the outcome and the collaborative, solution-focused approach taken throughout.
